Remodeling an older Troy home, honestly
Troy's housing predates most of the Capital Region. Downtown and the Washington Park district are dense with 1830s to 1870s brownstones and Italianate row houses. Lansingburgh runs to wood-frame Victorians. South Troy mixes workers' cottages with later infill. What that means in practice is balloon framing rather than platform framing, plaster on wood lath rather than drywall, brick party walls shared with the neighbour, and original service panels that were never sized for a modern kitchen.
A whole-home remodel in a house of this age is really two projects running together: the one you want, and the one the house needs. Opening up a floor plan in a balloon-framed building means the wall you are removing may be carrying load from two storeys above, so it needs a properly sized beam and a load path down to the foundation, not a header guessed at on site. Plaster removal exposes wiring that often predates grounding. Cast-iron waste stacks that have another decade in them look identical to ones that do not.
We front-load that discovery. Before a fixed price is agreed we open a small number of inspection points, look at the framing, the stack and the panel, and tell you what we find. It is a less comfortable conversation than a flat quote, but it is the difference between a change order in month three and a number you can plan around.
