Feasibility and site review

How much does a home addition cost in the Capital Region?
Most home additions in the Capital Region run between $180 and $320 per square foot finished, which puts a typical 400 square foot room addition in the $72,000 to $128,000 range. Second storey additions and additions requiring foundation work sit at the higher end. Bathroom additions typically start around $45,000 because of the drain and vent work involved. How long does a home addition take?
A single-room addition typically takes 3 to 5 months from permit approval to final inspection. Second storey additions run 5 to 8 months. Add 4 to 10 weeks ahead of that for design, engineering and the permit review period, which varies by municipality. We give you a phase-by-phase schedule before demolition begins.
Do I need a permit for a home addition in New York?
Yes. Every addition that increases the footprint or the habitable floor area of a house requires a building permit in every Capital Region municipality, and almost all require stamped structural drawings. Mastaba prepares and files the full permit package and manages every inspection through to the certificate of occupancy.
Can I stay in my home during an addition?
In most cases yes. Because an addition is built outside the existing envelope, the majority of the work happens before we open the connecting wall. We seal the work zone and schedule the break-through for a short, planned window. Second storey additions are the exception and usually require you to relocate for part of the build.
Will an addition match the rest of my house?
That is the whole job. We match siding profile, roof pitch, window style, trim detail and interior finishes so the addition reads as original construction. On older Capital Region homes where the original materials are no longer manufactured, we source the closest available match and show you samples before ordering.
Does an addition add value to a Capital Region home?
Room additions and bathroom additions consistently recover a meaningful share of their cost at resale in the Capital Region market, and a properly permitted addition adds recorded square footage to the property record, which is what appraisers use. Unpermitted work does the opposite and routinely derails closings. Every Mastaba addition is permitted and inspected.
Can you add a bathroom where there is no plumbing?
Yes. The constraint is almost never the supply line, it is the drain. We survey the existing waste stack and the slope available to it, and where gravity drainage is not possible we use an upflush or macerating system. We tell you which approach your house needs during the estimate, not after demolition.
