Basement Finishing in the Capital Region, NY
A finished basement is the cheapest square footage you will ever add to a Capital Region home, because the foundation, the roof and the walls already exist. It is also the space most often finished badly.
Basement Finishing done the way Upstate houses need it
A finished basement is the cheapest square footage you will ever add to a Capital Region home, because the foundation, the roof and the walls already exist. It is also the space most often finished badly. Basements fail for one reason above all others, and it is not craftsmanship, it is moisture. Framing straight onto a damp foundation wall produces mould inside two winters no matter how good the trim work is.
Mastaba finishes basements the way they have to be finished in Upstate New York. We diagnose and solve the water first, then build. That means grading and downspout correction outside, interior drainage and sump where the hydrostatic pressure demands it, a proper capillary break against the foundation, closed-cell or rigid foam rather than fibreglass against concrete, and a code-compliant egress window in any space that will be used as a bedroom.

Every basement finishing project covers
Moisture diagnosis
Before we quote the finish, we find out where the water comes from. Exterior grading, downspout discharge, foundation cracks and hydrostatic pressure each need a different fix.
Waterproofing and drainage
Crack injection, interior perimeter drain, sump pump with battery backup, and vapour control against the slab and walls where conditions call for it.
Egress windows
New York State requires a compliant egress opening in any basement bedroom. We cut the foundation, install the window well and meet the clear-opening dimensions.
Framing and insulation
Furred or free-standing stud walls with a proper capillary break, insulated to code with materials rated for below-grade use.
Electrical and lighting
Dedicated circuits, recessed and layered lighting designed for low ceilings, plus the AFCI and GFCI protection code requires below grade.
Plumbing and basement bathrooms
Full or half bathrooms including upflush systems where the sewer line sits above the slab.
Ceilings and mechanical access
Drop ceilings or drywall with planned access panels, so shutoffs, cleanouts and junction boxes stay reachable after the finish.
Flooring and finish
Luxury vinyl plank, engineered flooring or tile chosen for below-grade moisture tolerance, plus trim, doors and paint.
Basement Finishing we take on
Family and media rooms
The most common basement finish. Layered lighting, sound control in the ceiling, and enough circuits for the equipment.
Basement bedrooms
Legal bedrooms require a compliant egress window, ceiling height and smoke detection. We build them to pass, not to look finished.
Basement bathrooms
Half or full baths, including upflush installations where the drain line is above slab level.
Home offices and gyms
Quiet, insulated, properly lit and wired for the load, with flooring that can take equipment.
In-law suites
A self-contained lower-level suite with kitchenette, bathroom and, where required, a separate entrance.
Partial and budget finishes
Not every basement needs the full treatment. We will scope a phased or partial finish that solves the moisture now and finishes the space later.
Basement Finishing questions, answered
How much does it cost to finish a basement in the Capital Region?
Most basement finishing projects in the Capital Region run $55 to $110 per square foot, which puts a typical 800 square foot basement between $44,000 and $88,000. A partial finish focused on one room starts considerably lower. Waterproofing, egress windows and basement bathrooms are the three items that move the number most. Mastaba provides a free itemised estimate so you can see exactly what each element costs.
Can you finish a basement on a small budget?
Yes, and it is a fair question to ask. The honest answer is that the money has to go to moisture control and code compliance first. A budget finish that skips waterproofing costs more within three years than doing it properly once. Where the budget is tight we recommend solving the water, framing and insulating the full space, then finishing one room at a time. We will scope it that way if you ask.
Do I need a permit to finish a basement in New York?
Yes. Finishing a basement changes it to habitable space, which requires a building permit in every Capital Region municipality, plus electrical and plumbing permits for that work. Egress, ceiling height, smoke and carbon monoxide detection and emergency escape are all inspected. Mastaba files the permits and manages the inspections.
How long does basement finishing take?
A straightforward 700 to 900 square foot basement finish takes 6 to 10 weeks. Add 2 to 3 weeks for an egress window installation and 2 to 4 weeks for a basement bathroom. Waterproofing work, if the diagnosis calls for it, happens first and adds 1 to 2 weeks.
What ceiling height do I need to finish a basement?
New York State residential code requires a minimum finished ceiling height of 7 feet in habitable basement space, with limited allowance for beams and ducts projecting lower. We measure before quoting. Where height is marginal we can sometimes gain clearance by rerouting ductwork or using a low-profile ceiling system, and we will tell you honestly if the space cannot be legally finished.
Is my basement too damp to finish?
Most damp basements can be finished, but only after the water is dealt with. Efflorescence, musty smell, staining at the base of the wall and a sump that runs constantly are all signals. We diagnose the source, quote the remediation separately from the finish, and will tell you if a basement genuinely should not be finished.
Does a finished basement add value to my home?
A finished basement adds usable living space and is a strong selling point in the Capital Region, though below-grade square footage is typically appraised at less than above-grade space. A permitted, properly finished basement with a legal egress adds far more than an unpermitted one, which can actively complicate a sale.
